Mauna Kea Beach Hotel Renovation: What Changed for Residents

How much of the $240 million renovation at Mauna Kea Beach Hotel have you actually used already?

If you golf, the answer is probably a lot. If you've been waiting to try the spa, the answer is almost none, because it wasn't open until this spring. The resort's own marketing treats this as one event: a single grand reopening gala on June 5, 2026, capping a "$180 million-plus" transformation that hotel manager Kansas Henderson called the most extensive in the property's 60-year history. That framing makes sense for a travel magazine. It makes less sense if you live five minutes from the property and have been driving past construction fencing since before the pandemic paused the whole plan.

The real story, for anyone who already calls this stretch of the Kohala Coast home, is that the renovation happened in stages spread across roughly twenty months, and where you were standing in that timeline determines whether any of this feels new to you at all.

The Rollout Nobody Sent You an Invitation For

The golf course came first, and it came almost fourteen months before anything else. Robert Trent Jones Jr. reopened the redesigned Mauna Kea Golf Course the week of Christmas 2024, timed deliberately to land on the 60th anniversary of the course's original opening on December 10, 1964, when Arnold Palmer, Jack Nicklaus, and Gary Player played the first round. The new fairways and greens use Platinum Paspalum turf, the bunkers were reshaped for modern play, and the famous over-the-ocean third hole got restored rather than reinvented. If you've booked a tee time anytime in the last twenty months, you already know what this course plays like. Almost nobody outside the resident circle does yet, because the press cycle around Mauna Kea has focused almost entirely on what came later.

The 28,000-square-foot 'Ulu Garden opened sometime in 2025, tucked quietly into the property without its own press event, growing taro, banana, sweet potato, and breadfruit that show up on menus at Manta and Hau Tree.

Then, in February 2026, the rest of it landed at once: all 252 guest rooms and suites across the Main Tower and Beachfront Wing, a refreshed family pool with an oceanfront hot tub and five private cabanas, a new adults-only infinity lap pool, and a 2,500-square-foot fitness center. The Spa at Mauna Kea followed in spring 2026, built around a philosophy the resort calls Ho'ōla I Loko, healing that begins within, with eleven treatment rooms, purification gardens, a movement pavilion, and treatments drawing on lomilomi and la'au lapa'au. The gala on June 5 wasn't the opening. It was the party thrown after everything had already opened.

Henderson's own statement, released when the last pieces went live, captures the sequencing better than the gala framing does:

"With all redesigned guestrooms, suites, pools, dining venues and resort enhancements now open, we're thrilled to welcome guests to a new era of experiences at Mauna Kea."

Notice the tense. Everything is already open. The gala just announced it publicly.

What Changed if You Haven't Booked Anything Since 2023

For residents who last set foot in the hotel before the closures began, the differences are substantial enough to plan around rather than just notice in passing.

Dining shifted the most visibly. Hau Tree, the beachfront restaurant, now runs a split identity: casual lunch service with ahi poke bowls and Baja-style fish tacos by day, then a transition into a modern Mexican cantina at night, with regional dishes like Sinaloa chicken paired with smoked Hawai'i-grown sweet potatoes. Manta remains the resort's signature dining room, now built around a Kohala Pacific Rim dinner menu served with views over Kauna'oa Bay. Copper Bar rounds out the lineup for evening drinks.

The racquet program expanded in a way that matters for anyone who plays regularly. The Seaside Racquet Club still runs nine oceanfront tennis courts, but it now pairs them with eight pickleball courts, a build-out that puts Mauna Kea ahead of most Kohala Coast properties on court availability for a sport that's outgrown its early reputation as a side activity.

And the golf course closes for aeration twice a year, a detail that matters more to someone booking regular tee times than to a first-time visitor. The most recent closure ran September 8 through 9. The next one typically lands in spring. If you're the kind of resident who plays weekly, that's worth building into your calendar rather than discovering at the pro shop.

Getting In Still Runs Through a Separate System

None of this is automatic just because you live nearby, and the mechanics of access are worth understanding before you assume you're covered.

Owners inside Mauna Kea Residences, the collection of private homes and condos that shares the resort's grounds under names like Fairways South, Amaui Villas, Hapuna Beach Residences, High Bluffs, Kumulani, Moani Heights, and Wai'ula'ula, get resort access through a separate program called The Club at Mauna Kea. Enrollment happens on or before November for the following calendar year, and membership comes in tiers, Social and Platinum, that determine how much of the property you can actually use. Homeowners who want to extend access to houseguests do it through a Residential Guest Program that requires advance registration and a daily fee, not blanket admission.

For renters staying in Mauna Kea Residences units, access depends entirely on which property they book. Some units carry resort charging privileges worth between $75 and $450 per day depending on the residence, a range wide enough that two neighbors in the same development could have meaningfully different resort access based on which unit they're in.

The published discount schedule for Club members and qualifying residence guests looks like this:

Amenity Discount
Hapuna Golf Course 30% off, including club rentals and shoes
Mauna Kea Golf Course 10% off, including club rentals and shoes
Retail at Westin Hapuna (Splash and Plumeria Market) 15% off
Beach toy rentals 10% off
Spa services and retail at Spa at Mauna Kea 10% off, plus complimentary spa-day facility access on the day of a booked service

For residents who live in the broader area but aren't part of a Mauna Kea Residences property, the path in is the kamaaina rate program. A valid Hawai'i driver's license or state ID with a Hawai'i address gets you rates that run up to 50% off at the Westin Hapuna Beach Resort, though bookings are typically restricted to within 90 days of arrival and blackout dates apply during peak periods.

The Rest of 2026, If You Want to Use Any of This

The property is still running promotional windows tied to the renovation that are worth knowing about if you're planning a staycation rather than just a dinner reservation. A spa-credit package offering $200 per day, accumulating across a stay, is bookable through December 31, 2026, for stays through mid-January 2027. A separate 60th-anniversary package running through Marriott includes daily buffet breakfast for two at Manta.

The 52nd annual Mauna Kea Pro-Am, a tradition on this course since 1973, remains on the resort's calendar as one of the few events where amateur members and PGA professionals share the same tee sheet. If you've never gone to watch, it's one of the more accessible ways to see the redesigned course tested under tournament conditions rather than casual resident play.

None of this requires an outside guide to interpret for you. What it requires is knowing that the story the hotel is telling, one big reopening moment culminating in a June gala, isn't the story residents actually lived. The golf course has been open long enough that regulars have their own opinions on the new bunkers. The spa is still new enough that most people haven't tried it. And whether any of it is included in your particular address depends on paperwork most people never read until they're standing at the front desk asking why their card won't charge.

If you're weighing what property access actually looks like across the different pockets of Mauna Kea Resort, from oceanfront residences with direct Club membership to homes set back in the Uplands with a different amenity relationship entirely, that's exactly the kind of on-the-ground detail Hawaii 5 0 Realty tracks street by street.
